What property actually costs in Sotogrande

We track 943 distinct properties on the market across 12 agencies, and publish what they show — median asking prices, price per square metre, and which listings are being cut. We sell nothing, so we have no reason to tell you the market is doing anything other than what it is doing.

La Reserva de Sotogrande is the most expensive area we measure at €4,614 per m²; San Roque Club the least at €3,646. That spread — about 27% — is smaller than most buyers expect, because the areas differ far more in the size of what is for sale than in the price of a square metre. See the full index.

What this site will and will not tell you. Most of what we publish is asking prices, measured from live listings. We also publish what the Spanish notaries record on completed deeds, at postcode and municipality level, which is the only achieved-price measure that exists in Spain. What we cannot tell you is how long property takes to sell, or how much of it sells at all — no such record is published, and anyone quoting you those numbers for Sotogrande should be asked where they got them. Our methodology and its limits.

Ask for an introduction

We do not sell property. What we can do is tell you which firms genuinely work in the part of the market you are looking at — because we measure their books every night — and introduce you to one of them. Not a shortlist of everybody. One or two names, and the reason we chose them.
