We cannot reconstruct earlier months honestly — our records hold only the most recent sighting of each listing, not a history of them — so rather than back-fill a line we have started the series and will let it build. The first comparison will be published next month.

Read the per-m² figure carefully. A low price per square metre does not mean an area is cheap to buy into — it usually means the properties are bigger. San Roque Club has the lowest rate per m² of any area we measure, and a median asking price of €755,000.
