Living in Spain, working in Gibraltar
Every working day, thousands of people travel from Spain to work in Gibraltar, many of them from San Roque and Sotogrande. It is a good way to live, but it means dealing with two systems at once.
Tax: where are you resident?
- As a general rule, if you spend more than 183 days a year in Spain, or your main home and family are in Spain, Spain will usually treat you as tax resident.
- Spanish tax residents are taxed in Spain on their worldwide income, including a Gibraltar salary. Tax already paid in Gibraltar can usually be offset, so you are not taxed twice in full.
- Spain and the UK signed a tax treaty concerning Gibraltar in 2019, with specific rules on who counts as resident where.
The stakes are high. Use an asesor fiscal (tax adviser) who deals with cross-border workers every day, and do it before you move.
Healthcare
Which system covers you depends on where you work, where you live and where you pay social insurance. Ask your employer and the Gibraltar Health Authority what applies to you, and know how to get treatment on both sides before you need it.
Your car
Once you are resident in Spain, Spanish rules generally expect your car to be registered in Spain, and your licence to be exchanged after a set period. Driving a Gibraltar- or UK-plated car as a Spanish resident can lead to fines. A local gestor can handle the re-registration.
Banking
Most cross-border workers keep accounts on both sides: one in Gibraltar for their salary and a Spanish one for rent or mortgage and local bills. Compare currency providers rather than defaulting to your bank's rate.
Your first-month checklist
- Get your NIE and start your residency application.
- Register on the padrón at the Ayuntamiento de San Roque.
- See an asesor fiscal about your tax residency.
- Confirm your healthcare cover.
- Open a Spanish bank account.
- Sort out car registration and your driving licence.
- Test the commute at the times you will actually travel.
Where commuters choose to live
The closest areas to Gibraltar are the bay-side neighbourhoods, Taraguilla and San Roque town. Alcaidesa offers sea views and golf about fifteen minutes from Gibraltar. Sotogrande is a longer drive but suits families who want space and an international school. Compare the areas, with current prices.

The fortnightly index
We do not sell property, we do not list it, and we do not introduce buyers to agents. What we do is measure what this market is asking, and publish it. If you would like the index every two weeks — what moved in your area and what came down — leave an email and we will send it.
