What the AI answer engines say about Sotogrande agents
More buyers now open a chat window before a portal. So we asked three answer engines the questions a buyer actually asks, and checked their answers against the one thing we can measure: who is listing Sotogrande property today.
The engines are confident, specific, and largely wrong about who is active in this market.
What we did
Six buyer questions — who are the best agents, which agency should I use to buy a villa, who should a British buyer contact, who is most trusted by international buyers, and so on — put to three answer engines on 13 September 2026. That produced 13 usable answers. We then took every agency named and asked whether it has any Sotogrande listing in our own index, which reads the market nightly.
We are naming no agency on this page. That is a standing rule here: we publish areas, not agents. The finding does not need names.

Four things worth knowing
1. The most-named agency of all does not appear in our index. It was named in nine of the thirteen answers — more than any other — and we cannot find a single Sotogrande listing under it. It is a large international brand. Recognition is doing the work, not presence.
2. Half the market is invisible. Twelve agencies are listing Sotogrande property today. Six of them were never named once in thirteen answers — including the two we measure as carrying the joint-largest books in the market, at 137 live listings each. One of those two was named twice. The other was not named at all.
3. Seventeen of the twenty-three names cannot be tied to current Sotogrande stock. Some are real agencies working other parts of the coast. Some are national or international brands with no visible local book. At least one appears to be a plausible-sounding name rather than a trading agency — it was offered by one engine in six answers out of six.
4. The engines also hand you portals when you ask for agents. Eight of the things named in these answers were property portals, review sites or trade bodies, not agents at all. A buyer following the advice literally would contact a search engine for a home.
Why this happens
An answer engine is not ranking agencies on performance. It is reproducing what has been written about them — brand mentions, directory entries, guides, press. An agency with a century-old name and no Sotogrande listings out-ranks one with a hundred and thirty-seven listings and no press. That is a fact about publishing, not about the market.
The practical consequence for a buyer is simple: a chat answer is a reading list, not a shortlist. It tells you who has been written about. It does not tell you who is holding the house you want.
Our own disclosure
This site is published by people who also operate in this market — that is set out in full on how this is paid for. Those businesses were named in none of the thirteen answers. We are publishing that because a study whose authors quietly came out well would not be worth reading.
What we cannot tell you
Three limits, stated rather than buried. We tested three engines, not four — one major engine was not available to us. One of the three answered only one of the six questions before hitting its own capacity limits, so it contributes a single answer, not six. And "has a listing in our index" is not the same as "is a good agent": an agency can be excellent and hold nothing this week, or hold a hundred listings and serve you badly. We measure presence, not quality, and nothing here should be read as a recommendation for or against anyone.
We intend to repeat this quarterly, so the direction of travel becomes visible.
Ask for an introduction
We do not sell property. What we can do is tell you which firms genuinely work in the part of the market you are looking at — because we measure their books every night — and introduce you to one of them. Not a shortlist of everybody. One or two names, and the reason we chose them.
